Minutes of a Special Meeting of the Zoning Board of Appeals

Present: Remegia Mitchell, chairperson
Ted Weniger, member
Sally Chamberlin, member

Skip Bailey, Building Inspector

Chairperson Mitchell called the meeting to order. Discussion took place regarding property at 34 & 34 1/2 State St. and the possibility of changing the parcel to B-4 Canal Waterfront Business District from its present designation as B-1 Retail Business District. Chairperson Mitchell related that she had spoken to the two absent members who had the following concerns:
Harold Danko: Feels that having these particular buildings occupied is more important than keeping them strictly retail.
Linda Lanphear: Concerned that the retail district remain contiguous.

Discussion included the fact that the buildings do not have the exposure or visibility from State St. which a retail store would need to be successful; the property is nearly two stories below the level of State St.; and that the structures are close to the canal, unlike the neighboring properties.

Motion was made by Chairperson Mitchell for the Zoning Board of Appeals to write a letter to the Village Board of Trustees recommending that the property at 34 & 34 1/2 State St. be rezoned to B-4 Canal waterfront Business District. Seconded by Member Weniger.

Vote: Mitchell: yes
Weniger: yes
Chamberlin: yes
